1. Full Management Service
This service provides ease of mind if you are working full time, living overseas or just wanting to sit back and reap the rewards from owning property to let.
We will
 Visit the property and advise a rental figure
Obtain internal & external photos for advertising purposes
Advertise the property in the local press, websites, & erect a board to the front of the property.
Accompany all viewings
Obtain references from an independent company
Obtain a quote for the landlord for a rent guarantee insurance policy (If required)
Arrange and complete a basic inventory (a more in-depth inventory with photographs at an additional charge)
Prepare the tenancy documents in duplicate
Move the tenant into the property and obtain meter readings
Inform the services and council offices regarding the new tennant
Produce monthly statements for the Landlord
Arrange for gas safety certifications to be issued on a yearly basis (Required by Law)
Deal with minor repairs up to a specified cost (costs over this we would seek your approval by obtaining 2 quotes) in an emergency this may be exceeded.
Try to resolve any issues between the tenant, neighbour, landlord or any 3rd party.
Collect and forward the rent
Sign and give legal notice to the tenant - quit, repair, abate nuisance, remedy the breach of tenancy agreement
Provide a 24 hour call out service
2. Tenant Find Only
This option allows the landlord to remain "hand on" and handle the day to day running of your property.

If you have a property and a prospective tenant, opting for this service will give you the peace of mind of knowing that references have been obtained and checked.
Forward to the tenant an application form and arrange for a comprehensive reference to be obtained.
Issue the landlord with a written report as to findings of the reference check
Obtain a quote for the landlord, for a rent guarantee insurance policy
4. Key holder only
